PHILLIPS COUNTY ECONOMIC DEVELOPMENT (PCED)
Overview: PCED is offering an exclusive incentive package for individuals or builders committed to constructing high-quality homes on four premium PCED-owned residential lots near the Phillipsburg Golf Course. There are four 0.24 acre lots and one 0.48-acre lot available.

Minimum Construction Standards:
Minimum 1,200 sq ft finished above-ground space
Minimum 3 bedrooms and 2 full bathrooms
No vinyl siding: approved materials include fiber cement, brick, stone, or engineered wood
Roof pitch minimum 4/12 with 12” eaves
Minimum 2-car attached garage
New site-built – wood framing
No prefabricated homes*, mobile homes, trailers, barndominiums, or shouses
*Wardcraft homes may be considered. Submit plans for verification of standards.
Timeline:
Construction must begin within 12 months of lot purchase - Must be completed within 24 months - All plans and
financing must be approved by PCED Board prior to transfer
Must be owner-occupied for 5 years
Application Requirements:
Completed PCED Lot Purchase & Build Application
Floor plan or sketch
Proof of financing
Short statement describing the proposed home and timeline
Agreement to deed restrictions and design standards
Enforcement:
Restrictive covenants and reversion clause apply
PCED reserves the right to reclaim the lot or seek restitution if requirements are not met
